There are three guard-gated communities in Anaheim Hills that serious luxury buyers ask me about more than any others: Summit Pointe, Belsomet, and Hidden Canyon.
All three sit in the hills. All three have guard gates. All three offer city light views and six-figure price tags starting with a one, a two, or a three. And all three get lumped together in online searches as if they are interchangeable.
They are not.
I am Brian Kidd with Canyon Realty, and I have sold homes in all three of these communities over the past 20 years. I have walked the streets, reviewed the HOA financials, and watched the resale patterns. Each community has distinct advantages and distinct trade-offs that the MLS descriptions do not tell you. This post will.
Everything below is based on MLS sales data, public records, and firsthand knowledge from working in these communities. No guesswork. No filler.
The Basics: Three Communities at a Glance
Before I get into the details, here is the high-level snapshot.
Summit Pointe sits at the highest ridgeline in Anaheim Hills, off Serrano Avenue at Taylor Court. It is the largest of the three with approximately 243 homes. Builders were Standard Pacific and Baldwin, with about 7 floor plans and extensive semi-custom modifications throughout. The community dates to 1991. Homes range from approximately 3,400 to over 7,000 square feet.
Belsomet is positioned in the hillside above Nohl Ranch Road. It is a smaller, more intimate community with fewer than 100 homes, built around 1993. Home sizes range from approximately 3,000 to 4,200 square feet. Streets include Bridgewood Drive, Endemont Court, Blue Vista Circle, and Lockmont Circle. The compact size means very low turnover, typically 3 to 5 sales per year.
Hidden Canyon is located off Serrano Avenue, tucked deeper into the hillside near Santiago Oaks Regional Park and the Cleveland National Forest. This is the oldest of the three, with homes dating back to 1979, and the most architecturally diverse. It is a smaller enclave of custom and semi-custom homes, many on significantly larger lots. Home sizes range from roughly 4,100 to over 11,000 square feet, and lot sizes are the largest of any gated community in Anaheim Hills, with some parcels exceeding two acres.
All three communities are zoned for schools in the Orange Unified School District, including Canyon High School. Canyon High is an International Baccalaureate school, was designated a California Distinguished School, ranks in the top 30% of all high schools in California for overall academic performance, and holds an A rating from Niche. It serves approximately 2,200 students in grades 9 through 12.

Current Pricing: What the Sales Data Actually Shows
I am going to give you real numbers from recent closed transactions and current listings. This is where the three communities separate most clearly.
Summit Pointe is the broadest market of the three. Current active listings in early 2026 are ranging from approximately $2.15 million to $2.9 million. A 5-bed, 4,141 sq ft home on E Morning Sun Lane closed in January 2025 at $2,340,000. Another 4-bed, 4,150 sq ft home went under contract at $2,998,000 after 27 days on market. A 5-bed, 3,774 sq ft listing recently came to market at $2,890,000.
The range is wide because Summit Pointe's 243 homes span multiple floor plans, lot positions, and renovation levels. A home with original finishes and a limited view trades very differently from a fully remodeled estate with panoramic city lights.
Belsomet has tighter pricing due to fewer homes and fewer annual sales. A 4-bed, 3,326 sq ft home on Bridgewood Drive closed in January 2025 at $1,766,500. A 4-bed, 3,097 sq ft home on Bridgewood Drive closed in May 2024 at $1,770,000. A 5-bed, 4,032 sq ft home on Endemont Court closed in May 2024 at $1,785,000. A larger 5-bed, 4,094 sq ft home on Blue Vista Circle sold in October 2022 for $2,215,000.
The pattern is consistent: Belsomet's 3,000 to 3,300 sq ft homes trade in the mid-$1.7 million range. The larger 4,000+ sq ft homes push above $2 million. Per-square-foot pricing runs between roughly $530 and $575.
Hidden Canyon is harder to pin down because it is almost entirely custom homes on varying lot sizes. Per-square-foot pricing in and around Hidden Canyon runs roughly $540 to $575 based on comparable sales in the immediate area. However, the massive lot sizes and custom nature of these homes means every transaction is unique. Homes here have historically traded between $1.5 million and $3 million or more depending on lot size, condition, view, and whether the home has been updated. A 5-bed, 6,400 sq ft custom home on S Hidden Canyon Road previously sold for $2.3 million. A 6-bed, 7,000 sq ft custom home on the same street sold for $1.8 million (in an older sale that reflected the home's condition at the time).

Views: Not All Hills Are Created Equal
In Anaheim Hills' hillside communities, the view from the property is one of the most significant value drivers. Within the same community, a panoramic unobstructed view can command a 10% to 20% premium over an interior lot. In a community like Summit Pointe, that translates to $300,000 to $500,000 in price difference between two homes of similar size.
Summit Pointe has the most dramatic view potential of the three. Its position at the highest ridgeline in Anaheim Hills means many homes have sweeping 180-degree or wider panoramas stretching from the San Gabriel Mountains across Orange County's city lights. The best lots face west and south, capturing sunset views and unobstructed city light panoramas. Not every home in Summit Pointe has this view. Interior lots and those facing east toward the hills have limited or no city light exposure. But the best views in Summit Pointe are among the best residential views in all of Orange County.
Belsomet offers impressive views with a different character. The hillside position above Nohl Ranch Road provides canyon views, mountain views, and city light views. The orientation tends to be narrower than Summit Pointe's ridgetop sweep. Many Belsomet homes look into canyon space, which offers privacy and greenery rather than a wide-open panorama. For buyers who prefer a quieter, canyon-framed setting over a full city light display, Belsomet's views may actually be more appealing.
Hidden Canyon is the most nature-oriented of the three. Homes here look toward Santiago Oaks Regional Park and the foothills of the Cleveland National Forest. The views are green, open, and undeveloped. City light views are less common because of the orientation, but what you get instead is genuine seclusion and the feeling of living at the edge of preserved wilderness. The 2+ acre lots mean more separation between homes and more privacy than either Summit Pointe or Belsomet.
One important note on all three: I always assess a view's permanence before advising clients. A city light view from a ridgetop is permanent. A view over an undeveloped parcel is not, because that land could be developed. I research the zoning and ownership of any open land visible from a property before advising on how much premium to pay for the view.
Lot Sizes and Community Feel
This is where the three communities differ most.
Summit Pointe has a suburban estate feel. With 243 homes, it is large enough to have a genuine neighborhood dynamic. Block gatherings happen regularly. Kids play in the cul-de-sacs. There is a waterfall feature at the entry on Taylor Court. The streets are manicured, curb appeal is consistently high, and the community has a polished, established look. Lot sizes are generous for a tract community but are not acreage. This is a community where you know your neighbors and your kids grow up together, all behind a staffed 24-hour guard gate.
Belsomet feels more exclusive and private because of its smaller size. Fewer than 100 homes means you will recognize almost everyone who lives there. The cul-de-sac streets are quieter, traffic within the gates is minimal, and there is more separation between homes than in Summit Pointe. Some lots are on the larger side with significant backyards, but they are still standard residential parcels, not acreage. The trade-off: fewer neighbors means a less active social dynamic than Summit Pointe. Some buyers prefer that. Others find it too quiet.
Hidden Canyon is the outlier. Lot sizes here are dramatically larger, in some cases over two acres. Some homes sit on 14,000 sq ft lots. At least one property is on a 2.1-acre (91,476 sq ft) corner lot. The roads are narrower and more winding. The setting feels semi-rural compared to the manicured streetscapes of Summit Pointe and Belsomet. If your priority is land, privacy, and a feeling of space that the other two communities cannot match, Hidden Canyon delivers. If you want a polished neighborhood where everything looks uniform and the HOA keeps tight aesthetic standards, Hidden Canyon's architectural diversity and larger scale may not be what you are looking for.
The Guard Gate: Security Levels Compared
All three communities have guarded entry, but the experience is not identical.
Summit Pointe has a single point of access with a 24-hour staffed guard gate. Every vehicle entering the community is screened. Visitor access is controlled. This single-entry design creates the strongest controlled access of the three because there is literally one way in and one way out.
Belsomet also has a 24-hour staffed guard gate with controlled access. The smaller community and limited number of homes means the guard is managing significantly less traffic than Summit Pointe's guard, which often translates to a more personal, recognized-on-sight security experience. Residents report that the guard often knows their vehicles, their guests, and their routines.
Hidden Canyon has gated access, though the level of staffing and security infrastructure can vary. Because of the larger, more spread-out lot sizes and the semi-rural road layout, the security experience is less about a single controlled checkpoint and more about the natural isolation the community provides. The topography, the distance from main roads, and the dead-end street layout all contribute to a sense of seclusion.
HOA Considerations: What You Are Actually Paying For
In every gated community, the HOA controls more of your daily life than most buyers realize. I review HOA financials, CC&Rs, and recent meeting minutes for every gated community purchase my clients make. Here is what to know about each community.
Monthly HOA dues across Anaheim Hills' guard-gated communities generally run between $200 and $400 per month. These cover gate staffing, common area maintenance, landscaping of community spaces, and community infrastructure.
But the monthly fee is only part of the equation. A well-funded HOA with adequate reserves is essential. An HOA with low reserves may face special assessments for major repairs (gate systems, retaining walls, road repaving) that can cost $5,000 to $20,000 per homeowner.
Key HOA restrictions that apply across all three communities:
Short-term rentals are prohibited in virtually all Anaheim Hills gated communities (less than 30 days). This aligns with City of Anaheim regulations. Exterior modifications require architectural review and approval. This includes paint colors, landscaping, fencing, solar panels, window replacements, patio covers, and additions. The approval process can take 30 to 90 days.
Vehicle restrictions apply. Many communities restrict commercial vehicles, RVs, boats, and trailers from street parking or driveway storage. Some require overnight garage parking for all vehicles.
Before you buy in any of these communities, I request and review the complete HOA financial statements, reserve studies, and recent meeting minutes. That is not optional. It is part of how I evaluate every gated community purchase.

Which Community Fits Which Buyer?
After 20 years of selling homes in all three of these communities, here is how I match buyers to communities.
Choose Summit Pointe if: You want the most dramatic panoramic views in Anaheim Hills. You want a genuine neighborhood feel with block parties, kids in the cul-de-sacs, and a well-maintained community aesthetic. You value direct access to trail networks like Oak Canyon and Deer Canyon Park. You want the largest selection of homes (243 total) to maximize your chances of finding the right floor plan and view. Choose Belsomet if: You prefer a smaller, more intimate community where you recognize everyone. Privacy is a higher priority than a wide social network. You are comfortable with a slightly lower price point ($1.7 million to $2.2 million for most sales) and slightly smaller floor plans (3,000 to 4,200 sq ft). You appreciate canyon and mountain views over wide-angle city light panoramas. You understand that low inventory (3 to 5 sales per year) means you may need patience and the willingness to act quickly when the right home appears.
Choose Hidden Canyon if: Land and privacy are your top priorities. You want a lot measured in fractions of an acre or more. You appreciate the proximity to Santiago Oaks Regional Park and Cleveland National Forest. You want a custom home with architectural character rather than a tract floor plan. You are comfortable with a semi-rural setting and winding roads. Your budget ranges from $1.5 million to $3 million or more depending on the specific property.
The Off-Market Reality
Here is something that most online searches will not show you: in any given month, there may be zero active listings in one or more of these communities. Belsomet may have 3 to 5 total sales in a year. Summit Pointe's 243 homes generate more turnover, but desirable lots with the best views still come up infrequently.
I maintain relationships with homeowners in every major gated community in Anaheim Hills. When my clients are targeting a specific community, I proactively reach out to homeowners who may be considering a sale but have not yet listed. This off-market approach gives my clients access to properties before they appear on the MLS.
If you are waiting to see the perfect home pop up on Zillow or Redfin, you may be waiting a long time. The buyers who secure the best properties in these communities are the ones who have an agent working the community before a listing goes live.
