It is, in my experience, the most practical neighborhood in the city for families with school-age children, and it is the one I recommend more than any other.

The Sub-Neighborhoods Inside Travis Ranch (This Is What You Will Not Find on Zillow)

Most online guides treat Travis Ranch as a single neighborhood. It is not. Travis Ranch is actually a collection of distinct sub-communities, each built by different builders in different decades, with different home sizes, lot configurations, HOA structures, and price points. Knowing which sub-neighborhood you are looking at changes everything about the buying decision.

Here is how I break it down for my clients.

Travis Country

Travis Country is the section that most people picture when they think of Travis Ranch. These are 1990s construction single-family homes, typically 4 to 5 bedrooms, 2,000 to 3,100 square feet, on lots ranging from 5,000 to 10,000 square feet. Many homes sit on cul-de-sacs with mature landscaping. The community has its own HOA with pool, playground, and tennis court access in a park-like setting with greenbelts and mature trees. Walking trails run directly behind portions of the complex. The HOA dues cover trash, roof and exterior maintenance on attached units, and common area upkeep.

This is the core family section. Most homes here sell between $1.1 million and $1.6 million depending on square footage, upgrades, and lot position. Updated kitchens and primary bathrooms are the biggest value drivers. A Travis Country home with a remodeled kitchen and no deferred maintenance will sell $50,000 to $100,000 above a comparable un-updated home.

Families moving into Travis Ranch often prioritize updated kitchens like this one. In this neighborhood, homes that are move-in ready tend to sell faster.

Rancho Dominguez

Rancho Dominguez offers townhomes and attached units that provide the most affordable entry point into Travis Ranch. These are your $700,000 to $950,000 options. Two to three bedrooms, 1,100 to 1,600 square feet, with attached garages and small private patios. The community is well-maintained with a community pool and common greenbelts.

This is where I steer first-time buyers who need to be in PYLUSD but cannot stretch to $1.1 million. The trade-off is space. You are getting a townhome, not a detached home with a yard. But the school assignment is identical, the location is excellent, and the HOA keeps the community looking sharp. For a young family with a toddler, Rancho Dominguez is a perfectly viable launching pad.

Mount San Antonio

Mount San Antonio is the luxury tier within Travis Ranch. These are the homes that sit up in the hills on the north side of Yorba Linda Boulevard, on larger lots (many over a quarter acre, some approaching half an acre), with panoramic views of the surrounding mountains, city lights, and on clear days, Catalina Island. Homes here range from 3,000 to nearly 5,000 square feet, with prices from $1.8 million to well over $2.5 million.

The construction quality is a step above the standard Travis Country tract product. You will find custom finishes, grand entryways, and floor plans designed around the view corridors. For buyers comparing Travis Ranch to Yorba Linda's luxury neighborhoods like Kerrigan Ranch or Vista Del Verde, Mount San Antonio offers a similar feel at a slightly lower price point, though without the gated community element.

Brock Estates and Other Pockets

Scattered throughout Travis Ranch are smaller sub-developments like Brock Estates, Meadowood, and others built across different decades from the late 1970s through the 1990s. These range from smaller 3 bedroom homes around 1,500 square feet to larger 4 and 5 bedroom properties. The original homes are typically 1,533 to 2,668 square feet. At this age, the key question is renovation status. A fully updated late-1970s home on a generous lot can be a tremendous value. An un-updated one becomes a renovation project on top of a $1 million purchase price, and most buyers in this market do not have the bandwidth for that.

The Horse Property Pocket

This is the detail that surprises people. South of Yorba Linda Boulevard, just west of Yorba Ranch Road and adjacent to East Lake Village, there is a small cluster of homes with equestrian zoning. These sit on larger lots, some over an acre, and are typically single-story ranch style or single story with a loft. They carry the Travis Ranch address and PYLUSD school assignments but feel nothing like the rest of the neighborhood. Here is what the numbers look like right now.

The median list price for Travis Ranch homes in February 2026 is $1.54 million, with a median price per square foot of $623. Both figures are down approximately 7% from February 2025. Homes are spending a median of 34 days on market, which is flat compared to a year ago. (Movoto)

Single-story homes, which are in high demand from both families and downsizers, are listing at a median of $1.7 million with an average of 77 days on market for the single-story product specifically. Luxury listings (generally above $1.4 million) are moving faster at 32 days median, and homes with views are listing at $1.6 million median with 50 days on market. To put the affordability question in real terms: a $1.2 million Travis Ranch home with 20% down ($240,000) at today's mortgage rate of approximately 5.79% puts the monthly principal and interest payment around $5,625. Add property taxes (roughly 1.1% in most Travis Ranch sections, lower than newer Yorba Linda developments with Mello-Roos), homeowners insurance, and HOA where applicable, and the all-in monthly payment runs approximately $7,400 to $7,800. That requires a household income of roughly $250,000 to $265,000 under standard lending guidelines.

For the townhome entry point around $800,000, the same math with 20% down at 5.79% brings the monthly P&I to approximately $3,750, with an all-in around $5,200 to $5,500. That is achievable for households earning $175,000 to $185,000.

Travis Ranch School is unique in Yorba Linda. It is the only K through 8 school in the entire PYLUSD district within the city, meaning your child can attend the same campus from kindergarten through eighth grade. The student body is diverse: approximately 48% White, 25% Hispanic, and 17% Asian, with 22% classified as economically disadvantaged. The school has 1 full-time counselor.

Travis Ranch School serves more than 1,200 students and consistently outperforms California averages in both math and reading.

The GreatSchools 7 out of 10 sometimes gives families pause when they see that Bryant Ranch Elementary has a 10 out of 10 and Yorba Linda High School also has a 10 out of 10. Here is the context.

Travis Ranch School's GreatSchools rating reflects the full K-8 student body, including middle school grades where state proficiency metrics tend to be lower across the board. The elementary portion of Travis Ranch is strong by any measure. And the Niche A rating, which incorporates test scores, teacher quality, diversity, and parent reviews, gives a more complete picture.

I have had dozens of families with children at Travis Ranch School over the years. The consistent feedback is that the teachers are engaged, the campus is well-maintained, and the K-8 continuity is a genuine advantage. Parents appreciate that their child does not have to transition to a new school at age 11 or 12, which can be disruptive socially and academically.

The school offers sports, gifted programming, and a strong sense of community. It is not the flashiest school on paper in PYLUSD, but it is one that families with actual children attending consistently speak well of.

However, and this is critical: not every Travis Ranch address is guaranteed to be in the YLHS boundary. Some addresses, particularly those on the southern or western edges of what people consider "Travis Ranch," may fall into the El Dorado High School or Esperanza High School boundaries. Walking and equestrian trails run directly behind several sections of the community, connecting to the broader Yorba Linda trail network and ultimately to Chino Hills State Park, which borders Yorba Linda's eastern edge. Families can hike, bike, or ride horses from their neighborhood into thousands of acres of open space without driving anywhere. One of the reasons Travis Ranch is my most common recommendation for families is the commute math.

Imperial Highway runs along the southern boundary of the Travis Ranch area, providing direct access to the 91 Freeway. From Travis Ranch, you can reach Anaheim in about 10 minutes, the Irvine Spectrum corridor in 25 to 35 minutes during non-peak hours, and downtown LA in roughly 40 miles via the 91 to the 57. The 241 Toll Road is also accessible for faster routing to south Orange County.

Savi Ranch shopping center, which includes grocery stores, restaurants, and everyday retail, is immediately adjacent to Travis Ranch. You do not need to drive across town for groceries or a quick dinner. This sounds minor until you are a working parent with two kids and 45 minutes between school pickup and soccer practice.

For families relocating to Yorba Linda from the Bay Area, LA's Westside, or out of state, Travis Ranch tends to be the neighborhood where the commute, schools, price, and daily logistics all align. It is not the most glamorous neighborhood in Yorba Linda, but it is the one where real life works the smoothest.

Travis Ranch vs. Other Yorba Linda Neighborhoods

Families comparing neighborhoods within Yorba Linda always ask me for an honest comparison. Here is how Travis Ranch stacks up against the most common alternatives.

Travis Ranch vs. East Lake Village. East Lake Village ($1.1M to $2.2M) has the private lake, the community events, and stronger name recognition. Travis Ranch ($700K to $2M+) has a wider price range, the K-8 school advantage, and better freeway access. East Lake homes are slightly older in the core sections (late 1970s) and the HOA/lake association structure is more complex. If community amenities and lakeside living are your priorities, East Lake wins. If schools, commute, and budget flexibility matter more, Travis Ranch wins.

Travis Ranch vs. Bryant Ranch. Bryant Ranch ($1M to $1.5M) has a top-10 GreatSchools rated elementary school (Bryant Ranch Elementary at 10/10) and a quieter feel. Travis Ranch has more product diversity (townhomes to estates), the K-8 school, and slightly better freeway access. If the elementary school rating on paper is your deciding factor, Bryant Ranch has the edge. If you want more options at different price points and a school your child can attend for nine consecutive years, Travis Ranch has the edge.

Travis Ranch vs. Vista Del Verde. Vista Del Verde ($1.5M to $3M+) is gated, golf-course adjacent, and has a resort feel. It is a different market entirely. If you are comparing the two, you are likely a buyer with a $1.5M to $2M budget who is deciding between the Vista Del Verde lifestyle and the larger lot or more updated home you could get in Travis Ranch at the same price. That is a lifestyle decision, not a school or commute decision.

What sells fast: clean, move-in-ready homes with updated kitchens and bathrooms, priced within 1% to 3% of recent comparable sales. What sits: overpriced homes that need work, because buyers at this price point typically cannot absorb a $100,000 renovation on top of a $1.2 million mortgage.
